The e-mails can be admitted into evidence in court, if it ever got that far. It is possible to alter e-mails, but of course this is also true of any written document.

But your goal is to make sure it doesn't get as far as court. You had an implied lease and no other document. The lease was "real" even though not written on a single piece of paper. But its terms will be determined solely by the minimum requirements for leases in your state.

Chances are that your state's landlord & tenant law will address who is responsible for maintaining the property and in what condition. It may also address who has the burden to prove what in case of a dispute about the condition of the property. You should start doing your homework by going to your state government's website and finding the landlord & tenant law; then you can glance through the titles of the statutes to see which may apply to your situation.

I don't know for sure, but I think it is likely that your former landlord doesn't have much to work with, even with the e-mails.

however 9 bucks an hour 30o hours week is good money(these days) i knwo it still sucks but this economy is horrid.


is there ANY way you can save more money, etc, move back to home, cut out the cell phone, take the bus instead of the car.

to be a business owner you have to live like a refugee(atleast a for a while)
