Unless you can prove this kid did the damage, there is nothing you can do. You can try giving the tenants a bill for the damage, but odds are they will just deny that their guest did the damage.

Your security cameras will help you there (in the future).

If you can show he is doing the damage, you can both bill the tenant (they are responsible for their guests), or you can bar the person from the premises. Or both. Until then, you can do nothing (including eviction).

My electric utility provider has a wonderful cost estimator on its website that tells you what it costs per kilowatt hour to run lights, appliances, HVAC down to electric blankets and night lights. And, they just put out a handy little guide called, "Your Energy Costs: A Room by Room Guide" that tells you about the same thing, but you can keep it handy when you are deciding to run an electric gadget.

You should see whether your electric company has either because it matters how they tier their rates and what they charge per kilowatt hour. We just had a smart meter installed which means they will no longer tier our rates by how much over our baseline allowance we go by percentage of useage. Rather, we will be tiered by the time of day we use the power with 7AM-7PM being the highest charge per kilowatt hour. See how your utility charges you.

For us, an outdoor motion sensor light set to activate from dusk to dawn will cost much less that the exact same type of flood light in the house used during the daytime hours. For example, a 150 watt outdoor security light used dusk to dawn is 2 cents an hour, but that same light inside is 5 cents an hour used during the day.

My solar lights will stay on all night IF they were charged on a sunny day which most are here in SoCal for most of the year. But, during the daylight savings time, most of the time they don't get charged enough on cloudy days to stay on all night.

Depending on how old and the size the fridge is, the costs to operate vary widely. If it is an older model, it can cost up to $18.62 per month to operate according to my handy little booklet. If it is energy star rated and less than 3 years old, it runs $6.35-$13.97 per month depending on whether you are a low or high useage household. They define a high useage household as someone who goes over their baseline allottment (which you do by using more power from 7AM-7PM).

Ah, by now you are thinking about how complicated this all is. They make it that way on purpose LOL! They want you to be confused, they don't want you to exactly understand how they are charging you because they are in business to make money not to save your money!

Replace the lights and the bushes and get copies of the reciepts for how much you had to spend. THEN send it to her, registered MAIL, so she has to SIGN for it. Make SURE that her family and her know thatyou had to cover it out of your own pocket. Next, put locks ( IF you don't already have them!! ) on ALL your doors, and windows. One trick for windows is to take a piece of dowel, like a broom handle, and cut it just the right length to go in the window so that the window cannot be opened unless it is removed from the inside.
Also, MAKE A POLICE REPORT. Its called CYIWP Covering Your Interests With Paperwork! Let the legal authorities KNOW that this is going on. Do you live in an apartment complex or in a home? IF a complex, put in an official complaint to the managers. Let someone KNOW.
Then, if you still are worried, write this woman a kindly worded letter, telling her that you don't mind being neighbors but that you cannot and will not support her smoking habit, that you don't appreciate her entering your home unannounced and that you would prefer her to stay out of your yard/garden.
IF this doesn't cut it, File a restraining order and get the police to arrest her if she invades your home again.

The worst thing I had to explain was when I brought a bowling set on a bowling bag which includes 2-bowling balls, a pair of shoe, a wrister - etc. They had to totally open the bag & would like if they can open the balls as well as it was a bit heavy & solid. I got held-up for 4-hours at the security when a supervisor had explained to them that there is no problem for this item. This happens in the Middle-East as some of the places & airport staff could not speak nor understand english.

Its possible you could sell a lot of these. Make sure you let a few people have it at a cheap price. If it works well word of mouth is a great advertisement.
